I need help.
I work very closely with a couple real estate agents. They talked me into joining them for a big marketing campaign last week which consisted of placing their flyers on all the cars in a nearby parking garage last week which has resulted in zero calls thus far. They said they hit up the surrounding streets the beginning of this week and I am supposed to catch up with them tomorrow. I hate to complain because I know they are going to refer me the business which I need and greatly appreciate but I have to imagine there is a better way to find purchase business.
If anybody knows of and is willing to share a couple ideas that I could do with them to generate business I would GREATLY appreciate it.
*I overheard them talking a couple weeks ago and they were planning on standing outside the local Coldstone (icecream shop) and passing out flyers between 6 and 9pm. I have to come up with a couple good ideas before they approach me with this idea.
I'm afraid that a future marketing campaign will consist of me in a clown suit passing out balloons.
Any and all ideas are appreciated!

What are you including on the fliars? Placing them on random cars could be highly ineffective if there are no prospects that would be enticed by your pieces.
I am collaborating with Realtors(r) and Title agents to launch a big campaign this summer. Our pieces will be enticing, highlighting points like 'why rent when you can own for the same payment', 'stop paying your landlord's mortgage', an 'additional income through tax benefits'. Have a title agent pull farms on NOO properties in your areas and place the pieces on those doorsteps.
Additionally, 'just listed', 'just sold', and 'on the market' make for great door hangers in neighborhoods in which your Realtors(r) have already worked.
Make sure your info, their info, and both of your photos are on the pieces (or maybe not depending on your market). Don,t put too much info on them or u will lose focus. Like dating, create an instant interest but leave enough curiosity for them to call you.
Last, do this over and over. If you only do it once, it will be a total waste of money. |

You could also stand on the street corner swinging one of those signs.
The best way to go after the purchase market is through referrals. I am a strong believer in referrals. just this week alone I got three referrals from one client who I helped about six months ago. Just keep in contact with your past clients and they will continue to bring you business.
If you want to farm a new market, as Justin said, target renters, find the renters in the area by talking to people. I used to go to laundromats to "wash" my clothes and I would end up casually talking to someone who would turn into a client.
Leave your card and a good flyer on doors at at a nice apartment complex talking about what Justin had said, show some examples of houses and condos that have dropped in the area with payments compared to what the rent is in the local area.

I tried that before and got a nasty call from the manager of the apt. complex. She raised Hell with me saying that I was taking business away from them if any of her renters left. She even threatened to call the BBB. If you do try this, make sure you get approval from the complex 1st. |

Yeah... most apartments building do not allow flyers or door hangers. I guess the proper way is direct mail.

Go to rent controlled buildings and the manager will gladly help you get those that pay less than market rent out so they can get someone else in.

Way to think outside of the box guys! :P
Obviously, large apartments like Archstone will 'band' you, always, so if you want to try those places simply approach management and they will give you a yes or no. No means move on, no different than a sales call.
Otherwise hit up condo communities, master planned communities, and regular SFR neighborhoods. If you do the research and go the extra mile, you CAN make this marketing effective. As I said, the NOO farm leads are key for this approach. And as long as you are professional, there is nothing wrong with approaching HOAs in condo communities. Believe it or not, some of them will allow you to promote purchase business...
Presentation is everything, so do your research and find out how to be effective in your area. |
