I agree with sam....

But...

The value mentioned... it appears to be an estimate... is that so?

Is this a purchase of the land and then developing?

Is the borrower your direct client? How readily available are the needed documents?

What part of UT?

too much exposure for us on land in today's market. Be careful of large upfront fees on this one. It is a prime opportunity for somebody to come by with promises and take 3% upfront.

Ben has a point.... An up front fee of around 1% would not be uncalled for, but any more than that, should be looked at sideways....
