My understanding is that MI companies are no longer insuring Non Owner occs...so even if Du approves you cant do the loan becasue of no MI, is this correct?.

Real Estate agent friend wants to buy an investment property and rent out house (looking for highest LTV possible ) secondary question to this is can the money for DP be gifted to buyer in any way in this deal?
2nd situation is same realtor different property wants to by a house at 35k do 70k in renovations to sell propery... Need a rehab loan or another way to get this done
