Working with a client looking to buy their first home. Need a lender for max LTV, hopefully 85%. Seller is willing to hold 10% second mortgage to assist borrower who can put down 5%. Scenario is below:
Appraised Value:145000
Purchase Price: 132000
Loan amount: 105000
LTV: 85
CLTV: 95
Occupancy: Owner Occupied
Loan Purpose: PURCHASE
Loan Type: Conventional/NON-CONVENTIONAL
State: GA
Doc Type: FULL DOC
Middle Score: 612
Debt Ratio: 34
Seasoning: RENT FREE, LIVED WITH PARENTS
Mortgage Lates: None
Foreclosure: None
Bankruptcy: None
Tradelines: 9> 2YRS OLD

Client doesn't want to go FHA. Conventional or Non-Conventional only.
