right now on a 30 year fixed? I hate to use them, but I might just have to if I can't find anyone else that has pricing close to theirs.

I just got on to ask the same.

I have a deal over there ,but they are ripping on the appraisal

said they won't even put it through review without their specified comps. Appraiser says he did all he can do

Fifth Third was pretty decent last time I checked

why cant you work with Provident? we send 90% of all our deals to them.

tell your appraiser to simply give what they ask for. we went through a lot to get our appraiser to conform to their requirements, but everytime she did, they eventually accepted it...

what are they asking for that your appraiser cant provide?

I think Provident has the right model...they are surviving, strong, and they dictate their business.

WMC - Provident doesn't work like that in other states. You can give them everything they want, they still kick perfect deals and appraisals that are twice as thorough / extras included.

First Horizon has been way out of the ballpark lately.

Citi and Vertice seem to be the closest.

I always price my loans out at PF and if I am within 1/4 I am doing just fine.

Thanks - how are the turn times at Citi? The last I heard it took forever to get a loan through them.

speaking for myself you obviously don't originate any loans in FL or you'd be jumping off their bandwagon real quick

CMG has gotten real agressive. I have had the same problem with Provident. They only seem to rip the appraisal when the loan has been locked in a "broker favorable" position.

My bad...that's a 6.5% on a 30 year FHA. The turns aren't that great, but not that bad. It's about 72 in UW, I think...

Provident is the worst. They say they will pay you 3 and 4 points on a loan but they don't close them. They will rip your appraisal apart, ask you for comps that are impossible. when you provide them what they ask for, they will not accept it and stip you again for the same thing.
I once had to provide 7 comps on a 50 ltv, full doc, 786 fico loan. They are impossible to deal with. If you dont want to waste your time, stay away from Provident.
