Anyone working for Envision?

Do you need to be personally licensed in every state that you close in?
Or do they have the netbranch umbrella type licensing where you can close loans in almost every state on their list other than that few states that requires individual LOs to be personally licensed?

Eg: I am in CA and have a file in Texas, to close that file in Texas---do I need to be personally licensed in Texas?

Also, what are the advantages and disadvantages of signing on with them?

Yes I worked for them last year. They're pretty good and very organized. Try them out. But you must have your licensing in place with them.

They are a national BROKER, not a net branch. Individual licensing requirements are established per state regulations.

I work for them just for 2 weeks now. So far no problems and are hands down the best broker I ever worked for in the little experience I had with them so far. Hope this helps.

I worked for them about 2 years ago for less than 1 year
before opting out for a local broker. I liked them and
thought well of the owners, Amy and Jerry Anderson, and
their support staff. In 2006, they were not DRE-licensed
in California yet but now I understand they have a California
office.

Are they approved with Union Bank of California Wholesale,
Merillyn Lynch, and Charles Swaab? And anyone knows of the
address and phone of their California office. A friend needs
to send loans to Union Bank and Marillyn Lynch or Charles Swaaab
(2nds).

Any info will be appreciated.

I received a spreadsheet with the list of lenders dated 07/01/08 and these lenders are not there.

Envision will submit broker packages for new lender approvals, but Union Bank is not accepting new lenders.

they are a good organization. you have to be W2'ed and they audit your files which is always good. you have to be individually licensed as well as NMLS licensed.

http://envisionlending.com/ 47 states broker. $450 flat fee per file.

Thanks, Slant, and these 2 lenders: Union Bank, Merillyn
and Charles Schwaab, are difficult to get approved with.
Union Bank is getting tough on brokers and they easily cut
off brokers who don't make the pull thru ratio while
Merillyn only does heloc 2nds but on their own margin
accounts customers thru their network of brokers while
Charles Schwaab does retail on heloc 2nds.

Envision does not charge their L/Os the additional costs
of Error & Omission insurance and therefore this became
an issue with E-Loan Wholesale at one time because E-loan
insisted that Envision provided the E & O insurance and
so Amy explained to me that that was why Envision didn't
take on E-Loan. I got my local broker to get approved
with E-loan wholesale using his E & O.M. policy covering
his real estate business and we got approved. We had some
good business with E-Loan for about a year before they
went out of wholesale early this year.

Overall, Envision is a good organization and let's hope
that they will continue to grow and to be good to all the
L/Os that I have personally recommended from my own experience
to join them. As you know, I am not a recruiter and very
characteristically skeptical of net branches and brokers
all the time.

Probably would rather deal with Emery Federal Credit Union...licensed in all 50, dont need to bother with the personal licensing etc etc

I worked for Emery Federal for awhile before Envision. It was an absolute nightmare.
