Hello, hope all is well. I got some files in my pipeline that I think some people out there might be able to do. I'll give you each scenario and if you could, respond to me with a quick quote on 30 year fixed rates to my email listed below. Which ever ones you can do I will send you over the whole package, as these are all completed already.

Loan Scenario #1

$463,250 - Full Doc - 85 LTV - Refi (r/t)

596 fico (bor) ---- 647 (cobor) ficos

0x30 - Single/Owner Occ/Yonkers-NY 10703


Loan Scenario #2

$411,000 - Full Doc - 80 ltv - Refi(r/t)

523 fico -- 3 lates in past 24 months (3/2007, 1/2008, 2/2008) -- is current right now

Single - Owner Occ - Middletown NJ 07748

those are not real loans anymore. trash the files and be honest with your borrowers and tell them they are sh1t out of luck!

You really think so? I thought these deals full doc would qualify for FHA loans. The problem is I need an FHA bank that will allow VOE or job letters.

but the first take it to FHA

FHA doesn't do VOE's and letters only. You need tax returns, w2's, paystubs... some REAL source of income. FHA is good to have these days, but they're not subprime.
