My understanding is that any lender can do a short sale as long as the sellers lender has approved the transaction.
With a short sale the seller needs to prove to their lender that they can not afford the property and see if they will approve the short sale. They have to send in all income docs etc to the lender. It can take 30 days or more to have the lender give the OK. Hopefully they did this prior to listing the property.
