Need $500,000 business line of credit. Building is a 3 year old office warehouse mix that was recently appraised for $5.3 Million. $2.6 Million is currently owed on the first. Cash out is to fund the construction of a new warehouse adjacent to current property. This is an owner occupied property with 80% of rents coming from owner/tenant.
Business grossed $4.4 Million in '06 and netted $400,000. 2007 was even better.
Business currently has $1 Million in the bank.
Funds needed as quickly as possible. We are not looking for hard money.
