Ratios are a bit high, but score is strong. No one can really tell you for sure without seeing the whole picture. You just need to take your chances and run it.

With that scenario, given that you are telling the whole story, I would imagine would fly fairly easily. Would not hurt to have reserves.

| Even if you run it and get an accept or approve/eligible, you will need to check with the lender and make sure they will take it with the ratios that high. Some lenders will not take them with ratios that high, even DU/LP approves the loan. |

Run DU if you can and if you get an "approved eligible" call me. I can make that happen for you. 6.25% with just under .5 back

Please run AU. with an approve/eligible we honor your findings with validated information. if Refer/Eligible it is eligible for manual underwriting and you should know with 5% down of borrowers own money that can be considered a compensating factor.
it sounds very doable either way. Do you believe in your file? 65% of our approvals have been manually approved.
