My title company is really good at getting me leads and I was hoping some of you might be able to give me some advice on what to screen for and what has worked best for you. Thanks.

100% equity or renters.

You know that title rep is slinging those lists like meth in a trailer park and everyone wants the subprime lenders or current FHA or ARMs or people with rates above 6.5%, etc.

Work the space that everyone else is overlooking.

thank you. Could you enlighten me on 100% Equity? Is this people who don't owe anything? Would you be selling them cash out?

The best filter for farm leads would be...to filter them ALL out. Honestly dont wast the time. I have a group of 5 telemarketers sending me applications with social#'s and everything, for 3 months. Didnt not close ONE. Out of about 200. Got about 3-10 a day and nothing, couldnt help any of them. Focus on purchases.

No cash out pitch, but it could turn into cash out refi. No closing cost home equity lines of credit. If someone owns their house free and clear and does not have an equity line they are an idiot. Easiest sell in the world. Don't make much on the units, but you can sell a lot of them.

They were all over the US too. Either bad credit, late payments, no equity, combination of both, or getting undercut by some loser telemarketer bait and switching or retail. Complete and utter waste.
