Harry.... how much are the new buyers ready to put down on the PROPERTY?.....

We have sources that will do this type of property.... depending on the ltv, borrower, location, etc.....

Please let us know if we can help you with your commercial scenario(s) - I'm sure that if there is any financing options for your clients out there, we can find it in our vast internal database of commercial lending sources of which we are direct brokers for (currently stands at 325+ entries as of today (lenders, banks, private money, hedge funds, pension funds, insurance companies, etc.)).

Eclipse Mortgage Services is the proverbial 'head of the snake'... the end of that broker chain.... next step - the lending source.....

** We issue a mutual NCND to protect both sides!! **

Remember... We only get paid when the thing funds!

Hyperlink to our page for submissions - very straight forward and simple - http://www.eclipsemortgageservices.com/body_contactme.php - we will instantaneously receive word of you submission and one of our account managers will be assigned and within one business day, you will be contacted and we can start the process!

Check out our BASIC RATE/TERM sheet to get an idea if your scenario is 'in the ball park' and then contact us to start the ball rolling to get specific numbers for your loan! http://www.EclipseMortgageServices.com/aaaaaEMS_ratesheet.pdf

Thank you...

Harry,

Sorry, I know we spoke about this deal last night, I got hijacked today with my time and haven't had a chance to call you.

Chris is a good guy and they should be able to get this done for you if its a solid deal. Feel free to contact me in the future for any other scenarios I may be able to help you with.

EMS
Here is the problem with the NCND.
If I bring a deal for $2MM and we make 2 points and can stay competitive, that is fine. However, If I bring a loan for $15MM, (which will be coming along with a $7MM one later this year) and to stay competitive, we can only make one point, then I am just giving the deal away. Why would I want to do that. I do not think anyone wants to work for free. There are people oout there who will help. Maybe they are not on the same scale you are on, but I think they can help me thorugh this. I tried speaking with your office about it today, but they said that if I would submit a 20MM deal and becasue you guys will take nothing less than 1pt, I get nothing. Unless I was misinformed, I cant do that. I would rather make nothing than to do work and give the deal away. I have heard a lot of good things about EMS. There may be people here who think I am talkinig out my *** with these deals, but they are real. I will probably close $15MM in commercial by the end of the year. Learning this is the most important thing, but I have to be able to get paid for my time.
