This email from my customers realtor, pissed me off; I took it as if she was taking a shot at me. Did I over react by sending a pissed off reply or how would you take this?
We got 6% seller concessions.

Customer is not clear on her homeowners insurance and appraisal fee. Are those included in the 6% closing fee she is paying you for the loan. She thinks you had told her they were. I told her to review her good faith estimate. Please advise. Realtor


My reply

What are you talking about; 6% paying me (that's against the LAW).... Are you saying that I'm charging 6% origination and or broker????????????? 6% is not A closing fee, please don't insult me! I'm charging 2.43% not 6%


The insurance premium, is something paid outside of closing, on almost every loan, we are paying 6 months of taxes and estimated insurance inside of the transaction. (escrow account) Not the premium.

I will discuss with Customer!

IMHO: The realtor should know how to read a gfe and a hud. The title company is responsible for explaining hud to client. You owe no explanation to realtor. I did not take that message from the realtor as a jab to you. I took it as a nosey inquiry. I've seen lately in this industry that people read so much into things. Unecessary.

Aside from unprofessional, you dont need to get so worked up.

This relitter may be a moron, but she wasnt poking at your fee.
It seems as if she was asking if those costs are taken from the 6% sellers concession.

First off, you should spell opinion correctly. Secondly, I hate realtors discussing rates and fees with buyers; however, they tend to talk about the entire transaction with their agent. A better way to go would have been to call the agent and ask him if you can set up a time with him and the other realtors in his office to go over your GFE, showing the value you bring to the table.

In this market we have to bite the bullet and be nice.

I too think she misunderstood the 6% closing costs and 6% broker fees. I would have called her up and gone over everything with her in person. A lot of times realtors get little or no training and this may have been one one those. Sometimes if you go over something in person or over the phone it is a lot better than a semi-rude written e-mail.

I agree. Not to mention, if you take time to educate realtors you might get some future referral business. With that said, I can't stand nosey arrogant Realtors, but if your going to survive in this industry, you need to get along with them....

But seriously though... I would email a quick apology that you didnt have your caffine fix that morning.

The realtor obviously does not understand the financial part of the transaction. What a great opportunity to educate and reinforce the relationship. That's what you should have focused on. Hopefully you can still accomplish that.
