| I need a lender for my client who has cash, at least $20k for a down payment. He must go stated. He has been renting for a while now so he has stable rent history. His credit score is around 589 due to a tax lien on his record. He has the money and needs a home. Who can help my client get a loan with a decent rate stated for around $375k? | What is the ltv? if its above 80 and not full doc forget about it. if full doc you might be able to get a du approval up to 85 ltv. |

If your borrower has 20k and is willing to pay an additional 55k on a 375 k purchase, why not pay off the tax lien first? Then worry about buying a house, plus why would you need stated assets if your borrower has those kind of funds? |

| He is currently working on the lien now and i guess he could go SIVA but he is about to throw $3k a month away to rent and so i am trying to exhaust all options in him getting a home first no matter how slim it looks because $3k a month on rent is no joke! |

so he has less than 10% down and a sub 600 fico
maybe you can help him find a place to rent or something...as long as they dont pull his credit |
