HELP, NEED TO REFI 4 PROPERTIES

I have a NOTE THAT HAS 3 properties on it, 2 sfr's and 1 commercial.
The note is for 835k and a heloc of 227k, the value of the commercial is 1.1 and the two homes are 320k and 320k. The fico is 610 and 599, rate and term refi, can someone help how I do this loan.
