I have a 590 mid @ 36% DTI, 70% LTV with a 30% gift from father(fathers house)

He only has 1 recent and active trade line, 4 months old($300 limit). Cash and carry kid and I can not establish alternite trades, cell phone was his only one and I have tried 3 times and get no response from cell phone co. Long term job history.

Can anyone do this?

If the property is in California I can go up to 60% LTV with no questions asked.
