| I have a client wanting to purchase a property in FL. It was a rental and needs repairs. I am looking for a lender that will do 55-60% ARV. They have 10% to put down. They are canadians though, so no credit scores or socials. |

too small for us, our loan minimums are $1m outside of the NY metro region.
