Would like to find high and low Financiers. I have projects ranging from 500K - 750MM in the US, EUROPE, & CENTRAL AMERICA.

Hotel Conversions, Alternative Energy, Hospitality, Beach Front Developments, Medical Breakthroughs, etc. All need financing options. Hedge Funds, JV Partners, Venture Capital Partners, and/or other financing options for Cash Rich and Poor individuals who have a project that makes sense and makes money.

Would like to work with an individual who we can trust, has integrity and a NCND agreement will be signed.

Don't ask for HUGE due diligence fees
Need fast turn around times
Knowledge of Industry
and a Canine tooth to get these done ASAP.

Off shore is NOT an option but Commercial Lending Capital, Inc., with over 8100 loan programs is a good source for cmmercial real estate loans, nationwide. With a simple five item submission, I can get you a term sheet within 8 business hours, on most loans.

we can help you on the low end of your range, debt only request.
our due diligence fees are minimal domestically but more expensive internationally. shoot me an email some general info.

So you don't want anyone to charge up front fees AND you want them to work hard to get the loan done quickly? Sure thing!

Everyone charges up front commitment and due dilligence fees. (including UPS, AIG, Key Bank, (charging at one point upfront) etc.) You have the words hedge fund in your posting. They will definately charge up front fees.

You won't get set up with a venture capital group and dictate that they will not charge fees and want quick turn arounds. We are set up with three and they charge a MINIMUM of $100K and they take up six months to complete the transaction.

Did you see the word HUGE before the word DUE DILIGENCE? I understand completely on charging Due Diligence Fees and agree with them, but some charge excessive fees, hence the horror stories.

I would entertain some of these. My Hedge fund has been pretty good funding ratio with this stuff.

Do you guys actually take this type of post seriously? Overseas financing in the 700 million range?.. is and has been nearly impossible to close from a US broker standpoint. Are these really legit?

How does the OP "get" all these deals I would like to know?

I mean I could round up all kinds of crazy projects but these I really have to believe are a road to nowhere with a TON of work.

Just curious for you offshore experts..

Asking how you aquire the deals to be "sent" or "referred" to you is very significant. In fact if I were the one trying to help you with them, that woul dbe my very FIRST question to you. If you couldnt answer I would kick it to the curb.

So? Whats the problem with telling us how to are involved in these deals? I am sure the people offering to help you would like to know also.

I am a pretty solid multitasker...

I wasnt trying to be a jerk...I think if you posted those answers it would lend more credebilty to your cause so you could attain the financing you are looking for.

Most legit commercial guys will not give you the time of day without knowing full and well how you came across a multimillion dollar international deal, they need to know your value to the deal and what your connection to the principle is. Otherwise its just junk.

Dont you agree?

Why can't you just tell us?

I disagree. I wouldn't send you a deal anyway based on how your responses and besides, your attitude is negative.

So why ask?

Like I said, Move on.

I only deal with serious project financiers who take executive summaries and business plans that make sense and MONEY, and run with them. Very simple. No balogney, who wants to waste time?

Maybe you can teach me a thing or too. Guess your're a big shot who cant even answer a simple question? Why not just fill us in? I would honestly like to know...I mean this is a forum for sharing ideas? Maybe you can help us all understand how you are so successful at getting and funding these deals?

And if you think my attitude is "negative" then you obviously have no business in this business. Its our job in commercial lending to try and remove the silk hat and lipstick from every pig we see!

I have a lender that has no max on the loan amount and has ridiculus rates and terms

I am doing a $200M dollar deal with them right now that has a 7% interest rate. They even have a program that if the project will produce jobs they sometimes only require 1% down and a 4.5% interest rate.
