Hey Everyone,

I ran into an interesting scenario the past couple of weeks. My partner and I were offered to buy a local mid-size mortgage company. As an incentive for us to buy them out, they offered us their entire database of leads (Anywhere from 2 years to 3 weeks ago). The total count came out to be roughly 2.8 million leads. These leads were generated by their website (mortgage4all.com) as well as leads they had purchased from lendingtree. Personally, we have been calling PA leads (as that's where we are located) and have generated 5 deals in our first week of calling, from roughly 200 leads.

As a long-standing BO member, I wanted to have everyone else the opportunity to buy these leads for us, as a majority of them are in states we are not licensed in.

We will include the script, that is to be used with these leads, as well as the actual data file which can be loaded into a dialer.

These leads were all completed by people who had filled out something either via mortgage4all.com or lendingtree.

Please contact me if you have any questions. We will be selling them for .25 cents per name, and a minimum order of 2000 leads.

Majority of the states that I still have, have over 100k leads.

Only selling them once, and then getting rid of them. Just trying to get the leads in the hands of people who have licenses in those states.

A few more questions...

What information fields do we get?

How old is the VA data?

Is it in an excel spreadsheet or paper leads?

Will you accept paypal?

Information fields include:

Name
Addr
Tele
House Value
Mortgage Balance
Current Rate
What they are looking to do
How much cashout
and certain cases - includes their work number as well.

Data is in an excel spreadsheet.
Age of it is anywhere from 2 years to 3 weeks.
Lastly, PayPal works.

No, the company that these leads were acquired from did not have a per close fee. Secondly, lendingtree had acquired these leads from an outside source (SEO, Search Engine Optimization) and then sold the data off to the company. These are not the regular leads that you are thinking of, where they require you to do a pay per funded deal scheme.

Something very very shady is going on here...

A. Reselling leads in this manner, although you claim is legal, is a complete scam and ethically terrible. If anyone wants to pay me .25 cents a lead, email me, I will give you my office address and you can come clean out my desk and file cabinets.

B. The guy who all the sudden paypal'd you 1000 bucks was just fake and rediclulous. By the time he would have been wanting to spend money with you it would have been done via personal email, he would not have posted here that he just sent you 1000 bucks. That was pure fake promotion by your partner.

I hope nobody falls for this junk. Tough time bring desperate measures I guess.

Being that this is a blog, I have been asking the people that have been purchasing the leads from me to post on here so that people can know who did get the data and what they think of it. At the end of the day, I'm a broker and have been for the past ten years.

Secondly, Several lawyers were paid very well, when this company was acquired. We have in typed lettering a clause that stipulates from the lead company, that upon purchase of each and every lead, they become your property and become yours to do with as you please.

All I am trying to do, is to get rid of those leads I can't use and for a small fee give them away.

Nonetheless, thanks for your input, and I hope I cleared those issues off.

Soooo... when are you going to "discount" these "leads". They seem like they are just a "list" and not really leads. We have been set up before and let down here on the BO. How about giving away one or two so we can see if this is real or just another scam? At .40 per lead, I can buy email lists that I can blast for a lot less.

I mean, I'm just doing this to get rid of extra leads I received. These are leads as all these people have inquired and filled out something. From my experience, the people that refi usually do so again every two to three years. In reference to discounting them, its a win win investment. You get plenty of leads with both home and work numbers as well as email addresses.

I am posting this information, as Mike, asked me to post my stats to everyone else.

So far we have run through about 300-400 leads. So far we had 2 appraisals done on friday of last week, and 4 more schedule for this week. Overall, Mike has proven to be an honest fellow broker, and the script he provided for us, definitely provides an excellent way to take apps from these leads.

We still have roughly 3600 leads to call through, and I am hoping this can be one of our better months in the recent year.

Sounds about right. For anyone else who is interested, my company is averaging roughly 2 deals per every 119 numbers. App to closing ratio has been roughly 37%. Let me know if anyone has any questions.

The reason I chose $500 as a minimum was simply because of the fact that I like my personal CPF (Cost Per funded) loan to be around $500. With these records, you get 2000 leads. With murphy's law obviously (what can go wrong, will go wrong) so closings will be 0. I highly doubt that would ever happen, so I made it one aka $500. Thats my logic,

This might be a stupid question but how long are you protected on the Do Not Call list? What if the people that applied 2 or more years ago have since registered for the DNC list?

Your in the clear, as when all of these people filled something out, they had to check off a box waiving their DNC rights present and future, if they had any. Also every lead comes with the exact IP address that each person registered from. I have yet to have a problem with this.
