I was wondering if any fellow agents may be able to help/advice me on a possible deal I have. I know FHA allows (at times) some factors to outweigh others. Here's my situation, I'm dealing with a Truck Driver that's been working with a Beverage Company for 13yrs. He hurt his back early in 2006 and missed 1.5yrs of work, he was on disability. His income has been stable and about the same his whole time at the company and I got a letter from his Human Resources department stating that he's back at full strength working his normal duties with normal hours.
His income was only $24k for 2006 and 2007 but prior to that when we was healthy it was $45k-$50k. In a situation like this would I be able to use those factors to use his income as a healty full time employee??? I'd have 2004-2005 taxes to prove the income.
Any help would be appreciated, thanks!

I would think with a strong LOX that most lenders will take this. Especially with the employer stating that they are full strength at work.

| As a DE underwriter I would take it with a letter from the company and a good LOE. |
