(Lenders Only) Please advise of your interest level regarding the following deal scenario:
More details available upon request (Appraisal, Exit Strategy, etc..).
* Seeking $197,750 loan (commercial land refinance - 35% LTV based on 2006 appraised value)
* MAI Appraised Value in 2006 - $565,000 (today's land value estimated by local realtors $625,000)
* Existing balance - $120,000 (balloon date in June-2008)
* Loan is current.
Positive: Equity in property; Excellent location in Charlotte, NC.
Negative: Borrower credit scores in the mid to high 500's; Need to Close in 2 to 3 weeks.
