I'm a licensed realtor in orange county and have a house I am trying to put an offer on as soon as possible. I am the realtor as well as buyer if there's any "discount broker" in orange county that I can put the offer through I would really appreciate. I was hoping to pay a flat fee of $1,500 or so if you're interested e-mail me at martinloans@gmail.com or give me a call at 909-896-1165

Huh? Seller paying 5-6%. Orange County. Price $400+? Buying agent gets 3% and you are gracious enough to pay $1,500?
Patrick I'll do it for no less than $10,500 - plus I do the loan. (na really)

I feel $1,500 is very reasonable considering I have already found the house and the loan is basically done. If you don't want $1,500 please don't reply to this post.
Does everyone else feel $1,500 is unreasonable? I don't see what overhead expenses I am using of the brokers besides a very small portion of their time. |

| I'm sure you will find someone who is desperate. Just beacuse you found the house does not mean the loan is done. Go into a bank where you will pay a higher rate and only see 1500 in bank fees |

| I really don't see what the big deal is. A lot of small brokers pay 85%-90% on personal transactions, granted that it is an OO property that they intend to live in. If it is a $400,000 home at 3% for representing the buyer it brings in $12,000. $1500 is about right when you consider the split. |

if you read my post you will realize I am not asking for $1,500 flat fee for the loan transaction, I am looking for a fee for the real estate transaction.

I am from orange county originally,now norcal, and have good buddies who would probably be interested. If you havent found anyone yet shoot me an email with your contact info. and will follow up tommorow if interested. Have a good night and tough one tonight in Utah..we will get them next time. |

| Just curious, how would the 3% selling agent commission be credited back to the buyer? Especially since the selling broker is not the buyer's employing broker? |
