looking for a lender that loans up to 11 million on a refi. sfr non owner. great credit and financials 60 % ltv, property is beachfront in california. rate and program don't matter. I need a lender not co broker......

Hate to sound like a smatazz, but if you are looking for a "lender" for this on BO, you could probably use a solid co-broker.

you wouldn't look at this one dave?

here send me the file, i'll try and cobroker it through dave and get 9.9 for you maybe. the borrower might have to come in with more cash though.

I do believe that I have saw some lenders on BO also. I would be willing to co broker however that is not possible in the current situation. so thanks for you input.

Guys putting $4.4M down on a house

Great financials

Great Credit

Obviously great assets.

If you don't already know what to do with this file, it's not worth the weight of paper it took to put it together. Hell, Thornburg would probably fund this file for you!

apparently you didn't read it completely, refi, non owner, loan amount is high and it is cash out.... I thought I would check on BO to give some business on here to a lender. so smartazz find another post to waste you time on mr. suntrust..... and spoke to all those banks and no go with cashout.

Exactly my point. I assure you the banks I listed will do this loan, if the way you presented it is fact.

The one's that sent you emails, are not your ally. That much I am sure of.

In all fairness, I have no problem sharing my contact. It's Dan Harris at Lender Inc. They are a correspondent lender, not direct, but whatever deals I have that are jumbo, he's been able to make it happen. On the "off" chance that those banks you listed can't do it, there's other ones that are not in the mind's of most brokers/lo's that are able. Instead of having him spinning his wheels for hours, I'm just saving him some time.

You have to talk to the private banking departments, if you talk to normal person in the bank like just calling up BoA they won't know squat, most don't even know what the private banking side does lol. I deal directly with BNY on 10+ million and they will do cashout, although mine were full doc, stated still doable I believe at slightly lower ltv. But if your looking just for a lender to do it, not going to fly with above institutions unless he's willing to pledge or moves liquid assets over, BNY for example is big on managing assets.

Ok, well. Even if the end lender issues a CTC on a 6.6M dollar investment loan, if something should go array and Dan Harris is left holding this loan on his line, he's in a bad situation. A very bad one in this market. If he's truly corr with one of the investors that closes trophy residential, then he's pretty much the 1 corr lender left in the US.

Our company has a net-worth of 10x's this loan amount and we cannot even get a corr line that would support funding a 6.6M dollar loan right now.

So, even though it may be your intention to assist, the fact is that Lender Inc has given you false information. Lender Inc, who I cannot find any information on, is not going to fund this loan. He "MIGHT" co-broker it to the right place, if he packages it correctly and doesn't shop it to death, and he "MIGHT" even pay the OP, but funding it... No.

Thanks Mike,

We do have an investor group that uses private equity for these that you cannot place conventionally. Just out of curiosity why did you say this loan was not possible to "co broker" ?

It never fails to amaze me. You try your best to give the facts of the matter to the inquirer.... If it's not what they want to hear they're insulted. I say let the person go down the road. Ruining his reputation . I would not take a deal such as that and not know how to cast.
