Property is in Northern VA. Cleint has 770 FICO. Was wodnering if this was even possible to do?

If anyone can let me know whether to pursue it, I would appreciate it.

House is worth around $925,000...Need around $730,000 loan amount.

Again appreciate any and all advice on this one.
