I'm in the process of placing a commercial loan on a property in Washington DC. Here are the particulars on the commercial property: Borrower is seeking a cash-out refinance in the amount of $1,080,000 Current value of property is $1.8 mil - $2 mil and balance is $705,000. Proceeds will be used as follows: $705k - Payoff First Mortgage $200k - Replace monies used for rehab and final balance to contractors $20k - Finalize PEPCO installation of new meters (Phase 3 Upgrade) $75k - Payment reserve for 12 months (Half of Monthly Payment) Balance of Proceeds Can Be Used For Closing Costs I can send over complete package for review if above scenario is feasible. Please provide your company name, contact and website for review if responding. Prefer direct lender/AE.

Why do you need to go hard money?
Are there any curren leases? Rent rolls? DSCR?
How long has borrower owned property?
