Since there are still three "All Knowing" presidential candidates still spending millions to sway us, I wanted to find out what everyone thinks about this.
Which of the three candidates would be the BEST for our industry?

When I checked the numbers this morning on my page here's how the numbers are so far

| Okay what caused this mess then? There are states that had no or very little Mortgage Broker licensing requirements 5-10 years ago which meant a convicted felon could become a broker. The states that had those tough regulations aren't bleeding with foreclosures like the ones who took the laissez-faire approach. A perfect example is North Carolina and New York. When North Carolina toughened up it regulations in 2001 everyone cried and b!tched and said it's the end of brokers in NC. Guess what? NC is now only on of the few states where property values have steadly increased. The same with New York. there are parts of Long Island where it slowed down but statewide it is still strong. Now compare that to Michigan or Florida. In Michigan with little or no enforcement, property values have dropped nearly 50-60% since 2004. Florida has had a 30% drop. |

| I am confused if McCain is going to continue with the Bush mentality where is the improvement going to come in with our economy. We are projected to hit 5 dollars a gallon for gas this summer and we are in debt to no end. This is the worst the economy has been in decades |

The article you referenced is the most slanted article I have ever read regarding CRA. It is full of half truths and exageration, no facts just the same old tired crap from right wingers that would have our lending standards back to the "good old days" of mortgage banking. You ever heard to phrase "government is not the solutions for the problem, government is the problem"...legislation is what plagues our industry. Capitolism solves many problems, people come and go in this industry but theres billions to be made for people willing to take the risk...I say loosen up on all the unenforceable predatory lending laws and let the people fix the industry NOT the Gov't. What honestly ever happened to personal resposibility anyway? We disclose time after time after time...and still its our fault when there arm adjusts? Come on...Common sense is truly not around any more...
BTW, unfortunately I am voting for McCain, lesser of three evils...Who honestly wants another 8 usless years of hiding from terrorists, raising taxes, and avoiding anything that may hurt there pole numbers (hence Clinton). Welcome to the mortgage business, I assume you just arrived yesterday? Have you heard of the SubPrime Crisis? Have you read a newspaper or watched the TV in the last 2 years? Too recent? Maybe you heard of the Savings and Loan Crisis, remember that one?
These fiascos are largely due to a LACK of regulation. SubPrime loans are not written by BANKS! They're written by non-bank mortgage entities! |

For your reference, WaMu is the nations largest Savings and Loan, there is a difference. Countrywide, Ameriquest, New Century, TBW, Flagstar, Accredited, etc., etc., etc., all non-bank lenders, largely UNREGULATED by BANKING regulations.
You "laissez-faire" types simply don't know what you're talking about! I suppose you think the Federal Reserve should be abolished, Bernanke and Greenspan executed, and they never should have "bailed out" Bear Stearns.
Let the market decide? What we needed was a good global financial collapse to teach those real estate speculators! |

| Our country became great because the government let the country run itself for the most part. The more the government has become involved in matters, the farther we have sunk. I am for McCain because he promotes the least interference. When are people going to be responsible for their own decisions. I am sorry there have been some shady people in our business, just like every other business. However, they signed numerous forms over and over stating exactly what could happen. The government is not there to bale people out that are too lazy to thoroughly read or investigate the paperwork they are signing to obtain $100-1,000,000. Let the house of cards crumble so we can rebuild better and stronger. The government is there to insure life, liberty, and the pursuit of happiness. Nowhere does it say happiness, only the pursuit of. If you aren't willing to pursue it, you don't deserve it. That means working and educating yourself. The government isn't your mama and you aren't a toddler in diapers. You are an adult and YOU are responsible for yourself. Anyone that thinks differently, such as the socialists that are battling it out right now, have no respect from me. |

Steve I am in Florida and I agree partially with what you said, but the MB had nothing to do with the huge increase in values, It was the investors buying and flipping and buying and flipping and buying and flipping. And the builders, who came in to an area and dictated what price range they wanted for thier homes. They just built 3 homes, sold them to 3 investor friends then leased them back as models. Then BAM you have 3 comparables in the same neighborhood at inflated prices. Also builders increasing thier prices 2 to 3% each month. The majority of the investors were cash buyers.
And only a small portion of the cause was the loose lending standards of the lenders because they had investors on wall street buying the mortgage securities. The folks who are hurt in this mess is the every day guy who works for a living and tried to be an investor who bought at the tail end. The big guys got out after they caused the over inflated property values.
The problem with the foreclosures again is not the MB's fault, if the market was not so over inflated due to the investors, then many of the folks who took a 2/28 or 3/27 or an option arm could refi, but now they can not because of the value of thier home.
You know as well as I do that the MB did not invent or design the loan products that allowed some one to buy an investment property at 100% with 6% seller contribution at an over inflated price. All we did was fit a persons individual financial profile into a loan product that was offerred to us by the lenders.
I do agree that the stated income products were abused, but again we did not under write the file the lenders did. And also the pay option arm was also abused because the lenders were offering 3% YSP if you gave a 3 year pre pay, and many MB's and LO's gave the pay option arm and really had no clue as to the product and how it works, all they cared about was the 1% start/minimum payment that could not be shopped and the 3% they were getting in YSP.
But any way I had to throw my 2 cents worth in. |

Yes, they wrote a ton, but I bet if you read the fine print, those loans, the sub-prime, where written by non-bank divisions of the companies. Also, the banks that do write sub-prime do so to juice their CRA numbers.
Banking NEEDS regulation to keep out the bad actors, the charlatans that look for the quick buck. Hell, you need a 1000 hours of coursework to be a beautician in NY, ZERO training to be an LO! |

oops, I got carried away and did not answer the thread. I do not like any of them. Since I am a republican I would never vote for the evil witch or osama your mama or what ever his name is. But I really don't like McCain, I think he acts like is has "short Mans Desease"; Oh he is short, but any way I think he is an idiot also.
But out of the three idiots and morons I guess that McCain would be best for the industry as a whole. We do not need more government idiots that know nothing of the industry dictating to us how things are done. The market will sort itself out, it always does. |

I'm in CA so my vote really doesn't count. I will either write in Romney or vote for Obama just because we do need "change", although I disagree with a lot of the "change" that he wants to implement we need something. If I lived in a state less decisive than CA I would probably vote McCain reluctantly (sp).
As far as the regulations go, too much regulation destroys business, however, allowing the feds to step in and take care of the problems that we have destroyed only allows the perpetrator (sp) to do it again. Look at the savings and loan crisis, why did the feds step in, simply because the investments were FDIC (not FDIC but a similar insurance that covers banks now covered the S&L's then) insured, this is the only reason, and no, the gov't should not have helped bail out bear sterns. This will only lead to repeat behavior.
If the govt wants to help nulifying legal binding contracts is not the way to do it, that is how they do it in Cuba. Giving banks incentives to help people stay in their home and keep their payments on time is something they can do, unfortunatly this approach puts personal responsibliity on homeowners and that doesn't bring in votes.

I don't understand what you are trying to get at, but when I worked at a title company I went right in to Wells Fargo Bank walked past the teller, got on the 2nd Floor of the building to meet with the loan officer and customers to close the loan. These divisions were just as much a part of the bank as the personal banker right across from the teller trying to pitch personal loans and car loans. And I also would venture to say that most of those subprime loans Wells Fargo did, were a result of the personal banker on the 1st Floor sending them up that way. I understand that there was a lack of regulation, however I am sick of the mortgage brokers getting thrown under the bus for the subprime loans when these "Big Banks" did just as much to contribute to the problem. |

The Lincoln Savings and Loan ultimately failed regardless of their efforts, and its failure was the largest ever failure of a Federally insured institution, costing the American taxpayer $3.5 billion dollars! |

Your forgetting that McCain was only partially involved, it should have really been the Keating three (Cranston, DeConcini adn Riegle), McCain adn John Glenn were found to only have minor roles in the scandal and those two did win subsequent terms in office.

You are correct, and I stand corrected, McCain was not censured, I believe it was Cranston who was censured, the most serious offense in the Senate.
But don't downplay the roles of any of these guys, I've read the minutes of the pivotal meeting with Ed Gray, the former chief of the FHLBB. Gray was running around for years AFTER BANKING RULES WERE RELAXED, telling anyone who would listen that underwriting standards were far too lax, and that a crisis was in the offing. He was vilified at first, but proven correct later. |

| Once again being blind sided with party affiliations does not solved the problem. If you want to be protected against terriost why are our troup in Iraq, even Bush said Iraq had nothing to do with 911 and that the only reason the went to war with Iraq was because they had weapons of mass destruction. This is what GEORGE BUSH SAID! Now it is a proven fact that they did not have weapons of Mass Destruction. Only someone who is blind sided and refuse to see the obvious would want to continue with the Bush policy. If they do we will go into a nuclear war at which time the mortgage industry will be null and void. If you think we are safer now you are totally in denial and refuse to understand or see the truth. That money that is funding the war in Irag is not making us safer, furthermore all AMERICANS would be much better off if that money went into our economy, and we would be a lot safer! |

In my world regulation is a 4 letter word. I'm in WI and a lady a few cities away strolled into the BMW dealership and leased a 2007 M6. Her lease payment was 1300 per month and she makes 1900 ON WELFARE. I'm sure that some of you blame the dealership for getting her the deal, or the finance company for doing the deal, but I blame the lady for even waking up and putting that into her head as a good idea that day. We do need to take care of some people in our country (vet's, severely handicapped, mentally challenged). Unfortunatly those people have been dealt a hand of cards that doesn't give them too many options in capitolistic society. So a few years back when a couple with 3 kids making 30K household income (In San Fran.) buys a 350K condo stated and then sues the lender, and wins. I call bull****. The lending companies greatly underestimated the risk of the products they were putting out. That was a bad business decision, and they paid for it by going under. In no way would regulation have helped. The government would have looked at the lenders and their products and those same products would have been available to us due to the fact that the feds don't know **** about the mortgage industry and they would have trusted the risk assesment of the lender.
And don't even get me started on Socialized Medicine. I give Johnny Crackhead his drug money, I don't need to pay his doctor bill also.
Republicans are like your parents, you defy them growing up, but realize later in life they were right along. Democrats are like the uncle that takes you fishing, gives you a beer at the age of 12 and tells you not to worry about anything.
The country is currently in a mess, and we do need to put some federal money in to different sectors. There are 2 ways to do that, raise taxes or reduce spending. I vote for the candidate that will reduce spending...oh wait... |

I was once told if you are a rep. while your young you have no life, if you are democrat when you are old you have no money.
How did she qualify for that car, just wondering.

Obama all the way! Anyone and everyone should be ready for change.....Mainly, business @ it's usual state has taken us down this proverbial "primrose path" towards destruction...can we all agree on that? |

No, I cannot agree with that. Obama is a crazy, unexperianced, socialist. He says he didn't vote for the war and that's because he wasn't even in the senate to cast a vote. All of you clammering (sp) for change will be the ones still clammering 4 years from now if one of the dem's gets into office. Haven't you realized that the dem's don't change, or fix anything? They just use "change" as a voting tool. They have had control of congress for how long? What's changed? Yeah, that whole, "If we get control of congress, we will pull the troops out immediatly" really came through right?

My guess you're one of the die hards that's resistant, although changes are all around you... not only knocking you over the head; but actually slapping your face. You can stay in a denial state if you care too....but regardless change is going to happen...... |

| I have to agree with smarch and Richard. It seems that the more money I make from one year to the next, the more conservative I become. I'll vote for the candidate who'll allow me to keep more money in my pocket and will stop running the government like it's a broken ATM machine. Who that is? I'd say McCain, but given his predecessor's track record, who knows what will happen. |
