 Search for: 80% Commercial Deal.

Looking for a commercial lender who will do a 760K purchase of a commercial building. The buyers have 20% down, but they are looking for a rate in the 7's. If someone can help me out with this I would really appreciate it.

Sounds very doable.... what is the 'commercial building'?.......... office, warehouse, retail, etc?

If it is income producing and all looks o.k. with the (credit, taxes, income, etc.) borrowers.... then 80% ltv in the 6's shouldn't be an issue....

Your loan amount being $500k+ will put you in the 7%'s with most. As long as your DSCR, credit, and rest of your deal stays strong.
Property type, Stated or Full?, Owner Occ or Investor? What's the DSCR? To name a few questions.
Email me if interested, your KEY is speed. You should kick out a term sheet and get the borrower set to use you not the other guys he is shopping this to. Commercial does not come down to rate. It comes down to many things like terms, PPP, Amortization, features, and above all Trust in who is advising the client.
