I have a client with great credit, Full Doc, Etc. He wants to buy the manufactured he has been living in for the last 2 years. It is inside a park in Lake County FL. The Purchase price is $50000, he has already paid $8000 into it.
The problem is when I looked up the property, the owner owns the land inside the park but the county doesnt show the home at all. So, obviously the home was moved on there after the original purchase of the land. It is on permanent foundation etc., but NO permits were pulled showing the home was moved, taxes are for land only, etc.
Is this common for "inside a park" or are they going to have to pay fines and such to do this correctly. Thanks for anyones input. |
