I am a saver of scripts, i have nearly every script i have ever used from Charity telemarketing in college to timeshare to realtor to LO.

I am trying something new in the next two weeks. I am going to knock doors... but not randomly. I am going to knock on listings in the area and use a old script that I had in my collection that was originally meant for the phones to call MLS listings but I decided to take it face to face. I know everyone selling their home is usually going to buy a home, so it seems like a no-brainer to experiment with the concept and test the numbers. I have already had one face to face appointment this week from doing it last saturday for about 2 hours.

Anyone else ever done this? Just wondering. Im not a DRE licensee here in TX so it doesnt affect me as far as the board of Realtors rules or anything. Just wanted some feedback from my fellow prospectors :)

Erik work the expired's or close to expired first!

Many if they have equity may want to refi, some will be upside down and maybe you can do FHA secure.

But for me the best has been to introduce them to the expired program that TheDownPaymentGuyNetwork.com developed.

It will almost always get you a new listing to give to a realtor partner, it will almost always get you a place to put up a yard sign or garage door banner announcing free down payments being available. It will generate for you your best referral source for the month, and you will probably get the new loan for wherever they are moving to.

I am interested to know the results of your door knocking. I have considerded knocking doors of borrowers who have re-setting ARM's and potential reverse mortgage borrowers.

heres the trick to it, to be FHA i can't be a realtor by the regulations. to get access to the MLS or use expired services like Leadsenders or RedX I have to have a MLS id which means I have to be a Realtor.

Get a realtor buddy. :)
Set up a loose association with his/her office and I bet you can get MLS access. Then some reciprocity will seal the deal.

I've been on the lookout for a commercial mort. broker to work with when I stumble across a loan. Ideally, I'd work with a commercial realtor/mort. broker and have some access to the MLS. Don't yet know how it is up here, but in my FL town they had businesses for sale on the MLS. Great way to setup a relationship with a seller and have some financing in place.

Erik, keep us posted! I would LOVE to hear about the results for this one. It sounds like it just may work with some awesome results!

Sounds like a great idea Eric-I'm going to try it myself one of these days!

I have MLS Access because I have an appraisal license but I'm not a realtor (although I do have a CA re license)

you need to be careful rita, Boards of Realtors have strict rules about soliting listings, you have to be a ghost and not be a member of the board to get away with it. If you do it they will fine you if your a Realtor member or a vendor member of the board like a appraiser or inspector.

That makes sense. Can you door knock to solicit for their financing business or do the boards control that too?

if your a member of the board and you approach a listing to talk with the owner its considered to be soliciting the listing, the other realtor will most likely report you. Its pretty ironclad.

as a non-member i can do whatever i feel like as far as knocking on a listings door.

Thanks for the info! What about a person who has their real estate license in CA but is not a member of the board? I wonder how that works.

I've only done (select) door-to-door twice (for people with ARM's and on the DNC) and usually lasted two hours or less. Usually people are nice even if they don't want to do business with you. And Each time I got a deal (One closed and the other was denied).

By board of realtors, could you also mean Association of Realtors? If you are a member you could get fined for soliciting your finacial services to an MLS listing?

yes, board = association.

Yes, if you are a member of the MLS there is always a no solicitation of another members listing until after it expires rule.

Yeah, realtors are a picky bunch, but:
When I sold my house in FL, I listed 3 times in a year, each time with a different broker. Each time I listed, I got a flood of letters from realtors.

The realtor poop is worse by far. Alot of amateurs in the field tend to crap on about everything they get near, especially deals that are pretty much already done that fall into their laps :)
