About a week ago I received a letter in the mail with no return address asking me how I sleep at night knowing the pain I have brought into peoples lives. It was three pages long and taken from an FBI web page talking about evil mortgage brokers. The letter closed by saying it was from the 233 families I've screwed (I'm not sure where they came up with this number, as I've brokered a lot more than 233 loan, unless they did a public record search for loans in which I acted as a banker, but that seems low also).
Last Friday another letter comes. Again there is no return address, just a newspaper article that had various paragraphs highlighted, with some sentences underlined. The article had something to do with a bank saying they'll finance a large commercial deal, only to back out at the last minute, causing the business to go into foreclosure. The article had nothing to do with me or my company, but the highlighted parts were things like "he always made his payments..." and "vowed to fight for his loan...".
Thoughts??? |

I did, but my small city routes all of it's outgoing mail to Madison, WI for sorting, then comes back for delivery. |

I talked to them and handed over the letters. They said if I get another one, try not to touch the contents as they might be able to pull prints off of it. I hope I get one just so I get to hear them explain what goes into "pulling prints". |

they put the messy dust on it and tape over the dust then remove the tape and thr you have it a print, scan the tape and look for a match; dude don't you watch csi
hope it doesn't turn out to be the broker down the street trying to scare you out of business, that would put twist in the mystery |

crazy...scary too. they could also check the stamp for DNA (never lick stamps people..)
clearly one of your client's ARM's is increasing,and their credit has deteriorated so they don't qualify for a refinance..

| Was the envelope stamped or was metered mail used? If it was metered mail, the post office can trace the letter back to the postage machine that was used to affix postage. |

I have never watched CSI...maybe I should start, but I have this OCD thing about watching shows from the pilot episode to current. |

we now receive plain #10 envelopes - no return address - and only a 2 cent stamp.
hand addressed, and have to pay the balance to open it. usually filled with other company's junk mail. |

The sad thing is the police can't do anything until an attempt is made. However, if one is made, it will give them a direction. Unfortunately, the OP is the target of someone that cannot accept any responsibility for themselves and must have a scapegoat. I don't know what kind of records you keep......but it may be worth looking at even the names....it could jog your memory. '05 & '06 things were moving at lightening speed, maybe it just wasn't extended memory material or something just did not register.....
Someone is obsessed with obtaining some measure of "revenge" (in quotations because that is how they see it, justified or not. Such measures may not satisfy this person......they can't see your face when you open the letters. Or, someone w/out a backbone and fearful of confronting you for what they think is your fault (which they know it's not). Or, it could very well be someone you see on a regular basis. Or, is someone jealous you are still in the biz and they are not? Disgruntled processor? It could be anyone (well, mom excluded).
Be alert.....keep the radar on....it's quite likely you will never find who sent the mail. Do call the police, just don't expect too much. |

| Never take threats lightly. Put in place as many safe guards that you can think of having by being a public entity. They're out here by the thousands. The people that are quick to blame others for their dilemma's......and can't think pass their own selfishness. |

Have you done anything you should be concerned about?
I contacted all my clients well in advance of their re-sets after the market imploded and it became clear they would be unable to refinance.
We worked hand in hand as a team to find the best solution possible.
Course I had less than a handful so it was not all that hard to keep track of them. |

| Have you heard about E.S.O.P East Side Organzing People or National peoples Action. These groups have covered countrywide executives homes with graffetti and plastic sharks. They have done numerous confrontational terrorism against Companies and individuals they feel responsible for the mortgage problems. Perhaps part of these groups are involved? |

I used to get hate mail all the time when I was in politics. I wouldn't be to worried unless they start showing up at your door, start leaving mutilated dead animals on your doorstep, or give you threatening phone calls. If you are concerned, contact your local Post Master. |

I've done 9 option arms in my life and 6 of them were for myself...when CW used to give the 6 month teaser rate, I bought rehabs and had them sold before the rate adjusted. The other 3 were for laborers who got laid off during the winter, but they've all been redone.
My company has a portfolio of 15 million. It's mostly low ltv, odd stuff (i.e., campground, small hotel, some foreclosure bail-outs). I've had a few of them go into foreclosure, but for the most part my book of business is clean.
I have a feeling I know who it is. A self-storage borrower had a note come due in Nov. of 06. Wells wouldn't refi him, so I took a look. I had him approved for a "rate/term", but he was looking to cash-out up to 80% with a debt service coverage of 1.1%. Now Wells is foreclosing the self storage and I have a felling his house and rentals are next. |

| I have seen many posts on blogs, etc where people are blaming the mortgage brokers for their own self-induced problems. I would also call the police.. maybe the FBI, since it is using the MAIL to intimidate or otherwise, imply a threat to you. |

| contact your local paper put a print of each letter & article in the paper then write a statement stating that you can not help people that do not make their payments in a timely fashion and that you are sorry they are having financial difficulty but you did not have charge over their finances to insure they made their payments. Or something on that order cause who ever is sending has chatted with other people, this way you can throw it back in the person's face and not get into trouble cause you didn't mention anyone's name.... Just a thought |
