| Looking for a lender for my realtor's clients, they are foreign investors looking to put a big down payment, around 30-40%, but does not have a social security, work visas, etc...they are looking to buy it as a vacation home, and can provide income docs but foreign...let me know please. |

You should re-do your post, ask for foreign national lenders, there are still a few lenders out there that do foreign nationals. Wachovia/World is the best and easiest to work with.
All foreign national mortgage loans are done as a second home.
Just a note, all of the docs have to be converted into english and the foreign currency on pay stubs or taxes have to be converted into U.S. Dollars. |

Depending on which states. I can go up to 75%. 30 year fixed No pre-pay. Rates in the low 7s, paying you yield. Can't do the condotels and non-warrantable condo's though....
