What happened? Did all the 5 year fixed's go through the roof?
I can't find anything under 7.0 %.
I'm in CA w/20 % down, but can't find a decent loan, the 729k 30 yr fixed is the best. I need a total of 920k.

The best I've found is 6.375 30 yr fixed to 729
then a 190 HELOC 2nd from his CU.
They will not take a bad rate simply due to their circumstance. They are not desperate.
