I am curious what is working for some of you. Mail has worked really well for myself in the past but not so much recently. I have heard from other people in the industry that Lending Tree leads are really good. Unfortunately I don't have the budget for trial and error on all these different avenues so I was hoping somebody could point me in the right direction.

*another question regarding Lending Tree... they offer purchase and refi leads. Has either worked better than the other for you?

Mailers are all we do. Maybe sit with your marketing guy and come up with a new layout, new filters, new target areas, figure out a way to enhance your mailers if you can and you will be just fine.

I am hearing that Lending Tree leads are really not that good.
I prefer mailers and newsletters.

I have email addys for all real estate agents in my area, and I send them a weekly newsletter on updates in our industry. I just started doing the newsletter this week, I will let you know how it goes. So far I have two agencies that have agreed to let me come into their next sales meetings and give a presentation.

Lendingtree leads with the CLO fee are way too expensive. There are some good internet leads out there though.

Mail can drop off if you use the same piece every time and mail to the same list over and over. Interenet leads are a tough ball game but there are folks that do well with certain providers. In my honest opinion telemarketing is always better than Internet leads but lately mail is making a strong comeback.

do you think telemarketing is better than mail? what kind of tm, live transfers, immediate call backs, next day call backs and whats causing the mail to make a comeback.

All forms of telemarketing can work as long as its American TMs. My best advice would be to hire one if you can and if you cant find a company like mine to do it for you.

As far as the mail goes the saturation level has gone down with much less people mailing. That along with the fact that more homeowners are in need of help now so more are responding to one or two of the 10 pieces they get per week. I started really seeing this about 5-6 months ago and haven't had any bad drops since then and I have a couple data clients that do their own mailers and they too have said its picked up.

I've never done direct mail, only the internet. But I don't buy leads ... instead, I use the same template and create different websites that mate with a specific domain name and the domain name matches the keywords the homeowners are using. Then I use google to target those keywords and /or demographics. These are the sites I'm using right now; www.reversemortgagelender.org , www.reversemortgagecounselor.com , www.reversemortgageoriginator.com , www.floridareversemortgage.org , www.easyreversemortgage.com , www.mississippireversemortgage.org , www.newyorkreversemortgage.org , www.reversemortgageloanofficer.org , www.reversemortgagescams.org , www.reversemortgageoriginator.com , www.superjumboreversemortgage.com , www.superjumboreversemortgages.com , www.denton.org , www.westvirginiareversemortgage.com , www.georgiareversemortgage.org and www.whatisareversemortgage.com .

For example, with www.WhatIsAReverseMortgage.com I'll target the specific keywords "what is a reverse mortgage?" in every State I do business in. When consumers use those keywords in the locations I'm running the website with google, that website shows up. Since the domain name and website are designed around those keywords, it's highly likely the consumer will visit the website. With www.GeorgiaReverseMortgage.org , I'll use google to run the website in specific counties I'm targeting.

I've found this to be the most cost effective way of generating leads from the internet. The alternative is to operate a single website and most folks that do that have to use the most common search terms, which for my industry is "reverse mortgage". Since everybody is doing that, it costs a lot to use those search terms and you become a "me too" because everybody looks the same to the consumer. The website template comes from Lender Lab and 20 of them costs me $304 per month. Each domain name is $10 per year and I pay approximately $1.39 per click.

You can learn how to do this stuff yourself by reading "Call to Action; Secret Formulas to Produce Online Results", ISBN #1-932226-39-7.

Operating websites like this is like fishing. Sometimes you don't get a bite for a week then one day you hit a school of fish. I'm super busy right now so only www.superjumboreversemortgage.com is running. When business slows down, I'll turn on the websites and I'll turn them off when I have 6 loans in the pipeline.

That's true if you're operating strictly organically, but I don't count on organic placement. My model is Paid Per Click. However, when I turn PPC off, I do get some activity from organic placement.

That's the organic placement, and I don't count on it for revenue. Sometimes one or two of the sites will drift to page 1 for a while, and I'll see some activity when that happens, but then it'll drift back to page 2 and the activity slows down. That's what's so nice about having mulitiple websites ... they all have a life of their own and drift around the search engines, sometimes ending up on page 1 for a while.

Mailers are the best types of leads but too costly. Internet leads are too expensive. I use a service that places ads for me and charges for each call that I get from them. The cost per call is 32.00 which is a lot less than what I used to pay from sending mailers. If you want to check out their service, go to www.prospectdirectmarketing.com

I won't throw money out there without knowing my return when I can just pay for each call I get with my marketing comppany.
