80 % ltv $252,000 on appraisal of $315,000
780 mid fico
28% dti
Borrower own 4 plex for 4 years
Same employer for 4 years

Wells Fargo says their guidlines allow it but Fannie and Freddie will not go eligible/approve at greater than 75%. Without automated approval, I am getting turned down. Any suggestions? A combo loan would be ok if there is a lender for the 2nd out there.
