| About 8 Scenarios he has replied saying he can do the deals BUT he's a Mortgage Agent at Wells Fargo Retail NOT WHOLESALE! Just looking out for other people. |

I'm retail and can do the same thing, and I have offered it up a few times. But I've also been pretty clear that it would not involve any cobrokering, fee kickbacks, or any other funny biz. If you can't do the loan, and I can, and it benefits the client, then give me a call.
I'll give Justin the benefit of the doubt, I think he is just looking to pick up some stray deals that nobody can get done. But he hasn't been around as long as I have so he didn't realize that you need to be very forthright in posting, and include the fact that there should be no strings attached to the file. |

| Big deal if no wholesale rep can get it done what is wrong with keep your customer happy and telling them that you can refer it to someone who can. I dont get this, we need to stop this bickering between brokers and lenders and all work together. Cant we all just get along? Now i know why i got of the broker world! |

FWIW nobody has ever taken me up on the offer. But I am sure its because they found a way to get the deal done and help the client, not because I said I would not accept any cobrokering arrangements  |

jedi council.... that's classic...
and i've been preaching this to anyone who'll listen about wells.... commercial....
I saw Wells mentioned and I have been spreading the word that Wells has good prices..... but they take a VERY VERY long time to make their decisions....
For example.... it will take a minimum of 26 days for their appraisal review.... (per my wells rep)
And to get a yes or no, you and your borrower will have to wait 45 - 60 days....
Another thing to remember about Wells Fargo commercial is:
On a refinance you are not protected to be paid your points by Wells! You have to go get them on your own!
On a purchase, they will review your broker contract to be sure it 'meets their standard' and that you are not 'gaining an unfair advantage' over the borrower. Translation, they are going to limit you as to how much you can make. This shouldn't be much of a problem unless you plan to charge more than 2 points broker fees.
Just a little insight.
They are, of course, a wonderful company, they just normally not the easiest to work with from a broker's point of view.

Joel that's what I'm talking about! If you ever need any help let me know! Also are turn times are great I close deals in 2-3 weeks not 60-90 days. That may be are wholesale side not our retail.thanks for the possitve input though chris! I can help keep clients happy just ask! Thanks every one! |

A Wells commercial deal is going to be la creme de la creme , they go up to 500K , you really think you could charge more than $10K in fees anyway ? |

I am just curious how you can make over 3 pts on commercial , are you getting your price at PAR ? or even getting YSP , I recall Interbay use to give up to 2 pts YSP and one time , most of the stuff I see on BO seems like hard money , COSTING 2-3 pts , so to make 3 you have to go out at 5-6 pts , I just dont see that happening , why would they not just go into a public forum like this one and apply directly ? |
