By chance, can anyone clarify what exactly is ment by "Pro Formas". It seems to be that there is a different understanding between lenders.

A pro forma is a mock-up financial transaction history for the subject project. It is a projection of the cash-flow, income, etc. The format varies and can be done in many ways, but normally it's a very extensive spreadsheet. Every transaction will be different... it is tailored for each project.
