I work with a group seeking funding on a variety of Real Estate Development deals in various stages of development all across the country. The group which I represent usually has ten or more high end resort projects ongoing at any time and generally is seeking funding to recoup capital expenditures or to refinance existing debt and equity.

As an example of the types of projects that we have, we are currently seeking funding for a project in Ogallala, Nebraska on the largest lake within the state. The project is a raw land development deal consisting of more than 2,200 acres of resort property including nearly 2,000 residential and vacation housing units of varying sizes and cost. The project will consist of two championship golf courses, an equestrian center, a full service RV Park, amphitheater, future marina, etc. Entitlements are finalized on this project. The land appraised in 2001 for over $13 Million, and at a fire sale would go for at least $15 Million today. All entitlements are complete, and my group is seeking $5.5 Million in funding on this project.

Our group lost one of its funding sources recently and this is what is prompting our search at this time. Note that ideally, we are seeking to deal DIRECTLY with the hedge fund manager, or other funding source and not a broker per se. We have no problem protecting you if you turn us onto this source from a compensation standpoint but have found that with too many hands in the pot things get messy.
