No actually, I was one of the first guys when they were started up over 2 years ago and I have watched it grow and grow.
Not every campaign works great, but these guys just keep coming up with new ones. For me it's been anywhere from an extra 2-10 loans a month.
It has really helped me knock open doors with Realtors and Builders that I could not have gotten into without something different.
My friend Juan is banging on it, I think he is up to 12 loans so far this month just from 3 developers, they put together a really nice builder presentation for him.
I think for purchase business leads there is no better way to go.

Instead of the adwords (might as well burn your money when it come to mortgage KW's) look into forum posting (there are others beside the BO and you can pay people to post for you) and craigs list posting agents (aka spammers for hire). A program like the "downpayment guy" might do well on craigs list.
Internet leads. For the price of the average internet lead you could buy and host 3+ domains for a year. If you just get one lead per domain per year you've made a better ROI.
Direct mail. Just make sure it's targeted. Also be sure to mail to the 90% or so of the TM leads that don't pan out at first go.
Rage Against The Machine. Don't listen to the above poster. RATM ***** in CA. It's true...We are so bad at dialing in CA we just will not do it anymore. |

| So what's the catch with the 'Down Payment Assistance Guy' program? How the hell does it work? There's no 'free lunch'....I admit - I'm quite skeptical because when something sounds too good to be true, it usually is. It's a 'grant' and not a 'loan'? Anybody that has used it, I would love to talk with. |
