I was wondering if anyone is doing pay per click and how it was going for you. I don't know that I have the time or resources for SEO so pay per click is intriguing to me.
I would like to hear from those that have worked this before. If you wouldn't mind please tell me if it worked for you and why or why not.

i spent $4g on it.... and got two 'sniffs' for deals... tire kickers....

it's not the pay per click that matters it's the keywords that you pick and the message of what you are selling.
If you just pick mortgage, refinance and all the common words that everyone has bid up above profit levels your screwed. But if you pick niches that have been left behind it works.
Bottom line is to work the funnel
What would you pay for a closed loan?
Great how many apps do you need per closed loan.
how many leads do you need to get an app?
if you are doing this via pay per click it's pretty simple math once you have your formulas in place.
The hard part for people is to ramp up the curve of knowledge.
Meaning finding the right promotion, the right keywords, and at the right prices. The I'll shoot buckshot into the sky and hope a bird flys by and keep doing it until I hit somehing is expensive and in most all cases not profitable.
You need to work backwards!
Are you looking for purchase business or Refi If so, what can you close in todays environment
Bottom line for me is we are all sucking off the gov't teat for now as part of our recovery so if it's purchase it's FHA or conventional, I would not chase a jumbo if I had to.
So if we are all selling vanilla it's the one with the coolest topping that gets the most business.
I sell down payments because who dosen't want something for free
so my messages and keywords are pretty simple would you like a scoop of vanilla with the free topping on top. In other words FHA + DPA = $$$ in the purchase business
In the option Arm resets for refi business mailings work better and pay per clicks have not been profitable

Many companies have success with pay per click. However, this initiative requires a lot of time and experience to have successful campaigns. We run pay per click campaigns for clients and have a good reputation in the industry.

If you are interested trying this on your own. I recommend setting a small budget per day with a few tail end key terms. Find out what works for you grow it in small incremental levels.
