Why stated or hard money requested?

As long as the property debt services, there is no reason you would have to go stated. I am assuming since the property is being rented out, it should cash-flow. Please call me to discuss this deal further. I can review the financials with you and we can get this done for you quickly. Missing some info here...property type, purchase or refi, dscr, we may be able to go full doc (stated may not be able to happen at this fico).

Hard money rates...12-16% with anywhere from 4-10 points.

andrew,

Is there a time constraint? Is that why you are asking for a fast closing? Is 30 days fast enough, or do you want bridge funding and then go institutional? Help is here! Feel free to contact me and we can go over the deal in about 15 mins. Have you done commercial prior to this deal? You will have much more success with your posting if you provide more detail pertaingin the loan request collateral, and income.
