3.5 million Refi, 7 million appraised value, 52% DTI, Commecial Retail Plaza,located in Fresno, Investment, DCSR 1.0 - 1.5, 790 Fico, $51,250 per month income, $200,000 Cash out, Client currently has 6.5% payment at $17,000 per month. He is looking for 30 year, 10 year interest only. (Sorry details changed a little bit, after I just spoke with him)

Fully leased and stabilized 90+ days? What type businesses in this plaza? How many tenants and what percentage of the space do each occupy?

If it's a clean deal, triple A property, we will consider it at 1.20DSCR. 75% LTV.

Are the leases triple net?

This deal is something my lender will definetly consider. Up to 65% LTV your rates will be in the 6's. We offer I/O options with no lockouts.
