So basically your saying you have a bunch of co-brokered junk that nobody else could find a home for and now you're looking to make the bank for being able to put a post up on Broker Outpost?

Although we arent a lender, we are direct with some 'out of the box' sources that you wouldnt otherwise be able to access. One of the hottest and newest programs that we can offer is for Acquisition & Development or straight construction. The rates are truly unbeatable, and the terms are relative as well. The program follows as such:
This program is available for global projects Loan Size: $10M minimum with no Maximum Project Type: Acquisition, Development and Construction Requirements: Client must put up a minimum of 11% for project reserve deposit. These funds will be placed in an escrow account with First American Equity: Projected completed loan to value may not exceed 70%. In the event projected value falls below this minimum, borrower will be asked to put up a larger reserve deposit to offset the amount of deficiency. General terms are as follows: LIBOR + 0-2% (90 day rate) LTV up to 70% % for build out 1% commitment fee 1% -4 % equity exit (risk assessment and ROI will determine if this applies) 11% proof of funds 2-5 years interest only 6 points for lender No PG No early repayment penalty DD & lenders costs (generally 30K-60K) |

hello jon, i represent a direct lender we specialize in commercial bridge loans where a quick closing is needed. loans from 3-100 million terms up to 3 years loans are interest only with no prepayment penalties we source our own loans so no need to shop your package around no loi's issued we will issue a draft commitment instead,and cand close in 2-3 weeks. i would be very interested in hearing about your income producing projects,they will receive our best terms.we will look at any type of commercial real estate situation.. thanks, robert fazio 24 capital (201)881-7220 robert@24capital.com |

There are many commercial lenders..... each with their own niches and ways of doing things.... there is no standard governmental way of doing things in the 'commercial world' as there is with residential.....
This is why alot of brokers who are unfamiliar with commercial lending either shy away from taking on a client or they take on the client and don't handle the situation correctly.... Our commercial division has grown exponentially by providing excellent service and avenues of financing that take years of experience to obtain....
We handle all the leg work with the lender... putting the files together and getting them off to various lenders.... ordering appraisals.... etc..... don't worry that you don't know what you are doing with commercial - much different world than residential!.... let us work on your deals...
Co-brokering with my company - who likes the challenges of brokering commercial loans - is a good way to keep the client happy and your bottom line happy...
