I'm trying to market Rural Development loans to RE brokers in eligible areas by email.
Since we all know that agents are much further on the evolutionary path than us lowly brokers, what would you all put in the subject line to get them to open the email and read the message? (Don't let my cynicism fool you, I'm actually very nice to them.)
I think that this would be similar to emtional direct mail, but I need a hook just to get them to open the email in the 1st place.
Any ideas. Funny, haha is fine, but some serious answers would be welcome as well. |

I'm not sure if your response is a funny haha (maybe 'cause I'm not familiar w/ any 106% financing right now), but, in reality, rural development offers 100-102% w/ no MI.
I've tried using that as a tagline, no success.
I almost wonder if I'm not coming up against a small town mentality here (we don't know him, better not look at his email).
Trying to figure out something that will pique interest and pierce the innate suspicion. |

Go by your local USDA Rural Development office and get some brochures that the US govt has already printed up for you. Hand these out during a presentation or snailmail. Most will be tossed aside, the main thing is to get one good rural deal and broadcast the **** out of it; you did this and that for a REAL customer.
In some small towns classified advertising is almost free it is so cheap.
Run some ads about your "new" service. Get the news out to borrowers as well, they may be asking for you when they go looking! |

My best email blast successes are ones I select recipients by going through my phone book - they will all be listed in the Blind Copy, so no one can spam off my email or copy my email list that I have been building for years. My list is not scrubbed and the content starts out as a personal hello. It's as upbeat as I can possibly make it and I try not to put any "bad news" into the email, unless I can offer a solution.
I've been somewhat successful w/ this technique - managers have forwarded it to their sales staff. (But for all I know they add a "wonder what she is taking?" before they do). The absolute most important item to leave in there is a method for each individual to be removed from the email. Put enough in the email that makes it worth keeping and the "removes" will be minimal and easy to keep up with.
We also have an inhouse service we can use, the list is continually scrubbed, but the letters are definitely canned. The newsletters even have (joy!) recipes. Or we can chose from (joy!) household repair tips. (There are 4 news letters for each season to chose from). The other items are generic and not as successful in the way of response. But when I use the canned ads, I am 100% legit....(joy!)
It's been a month or so since I sent either........it's time. Now, I need to find that damn happy face. |
