What's the approximate range of rate and term and points that you're looking for? Thanks if you would.

For pricing the range is:

Interest Rate: 9-12 % Points: 3-6

If you have a particular scenario, the best thing to do on pricing is to email me or call me to discuss.... the following factors always affect pricing:

1. The LTV ( we go up to 65% )
2. the property ( location, condition, type )
3. the borrower ( strong vs weak, their exit strategy, their needs and expectations )
4. market conditions where the property is located
5. broker fees ( is there a chain? are you direct? )
6. complexity/risk of the loan and the time required for underwriting

Since hard money loans are always usually time sensitive, the more information you as a broker have relating to the above factors, the quicker you will get a hard , realistic quote and funding

Feel free to run any loan scenario by me that you have for either residential or commercial hard money/private money equity loan requests for California. I will give you a fast yes, no, or maybe - based on the above factors. And again, we can go up to $20M.
