Hey Guys,
I in the past week received calls from 6 clients wanting to refi and only 1 of the 6 will even get started because it was the only one that did have a decent LTV to be able to move forward with which is discouraging to say the least!
But have found an opportunity that s great and helping me pay the bills and actually I am making more than i did in my best months doing mortgages.

This is one concept that a lot of people don't understand, ugh, I can make $8000 a month so we can spend $8000 a month, not realizing that they may not make $8000 a month, so when they don't...

Lucky it is Friday. I feel like the dude in Ground Hogs Day where he keeps waking up to the same sh** and each day just repeats itself. Deals just coming in but issues after issues - wearing me out.
Still unsure what I am going to do; so hard to leave this business where there is so much potential yet so hard to work it anymore. |

Kevin... watch out for the 'signature police'... i received an email from bo's admin asking me - nicely i may add - to reduce my signature down to 5 lines... so i did... i see yours is about as big as mine used to be.... just a heads up....
Anyway....
Resi is dry.... and commercial is busy as heck... but finicky lenders.... have made it more unpredictable this year... but i feel that it's changing for the better.... Amen!

Have you considered originating commercial loans? They're literally on every street corner, and the business owners are also starting resets and balloons square in the face.
Ask for their business. You give them yours everytime you spend money in their establishment.
They even make it easy for you by posting their phone numbers, categorized even, right there in the yellow pages for you. Go ahead and call them.

Thank you, comes from 15yrs in car business...I went thru 2 or 3 of those spend what you make cycles, never again will I stress myself that way...I have however found newer better ways to stress myself, but not money again!(I like challenges)...LOL |

I put all my bills in a pile and draw a few and those get paid, If I am harrassed by the bill collector I will let them know that if it continues then they will opt out of being place in the pile. :0)
Ok That doesnt work too well, I could go around the corner to the chi-chi bar and shake my ta-ta's... But I fugure I am broke enuff. |

| I don't want to start trouble but I'm doing comp checks, pays well (lol). On the serious side, when a lender ask me, my question is did they buy, or max out refi after January 2005. If so, there is no need to check the value. That date is going back in time everyday. |

Wow a Certified General Appraiser doing comps checks. Most AGs I know are super busy doing commercial. |

Thanks for the heads up on the signature and honestly I starting getting discouraged since I mostly dealt with resi and I havent been in long enough cuz I was training at the time the market was hot and caught the end so did have the opportunity to save like some of you guys!!
But the NM company I am with handles all sales calls and provides training on from Internet Marketing leaders like Jeffrey Combs, Cheri Yvette and more so I think I will start apply all I learned to attacking the commercial market!
Just a tip for you guys (maybe you already know but in case you dont) a great way to generate FREE traffic is writing Articles on your most passionate subject on mortgages either commercial, FHA, resi etc. subjects and submit it online to article directories like EzineArticles.com is the best Then other website owners can pick up your article to use as content on their real estate related site for making money with Google Adsense which can generate alot of leads for free and will be great for search engine rankings since you will have so many links out their pointing to your site!!
I know a few more tips on generating free traffic maybe I'll start a new thread with more ways.. What do you guys think??
I will give commercial a try and see how it works out. How long does it normally take to close a comm deal? I think the upfront cost and length it took to close kept me away and in RI there wasnt to much going on or I just wasnt looking hard enough!
Can you go higher LTV's with seller 2nd's?

Using a Certified General Appraiser instead of an MAI for commercial is just asking to waste money. I just had one reviewed by another MAI appraiser with 20 years of experience and he laughed at the appraisal that the 'customer' ordered by an AG. My two cents.

you missed the boat on that one. i bought and sold tons of puts in the past 6 months and made a killing. your risk reward is not worth it anymore ecspecially after fridays close. wm lost over 10% and i sold my puts and am out now. jmho

| Comps checks was purely a joke, noticed the "lol". This is what I see on most post in this forum asking why appraisers do not do comp checks. As far as the MAI, I have been an appraiser for 30 years. I was taken the AI classes for being an MAI, but when state required licenses in early 90's I stopped. Maybe you used the wrong AG appraiser or the appraiser was not experienced in commerical. |
