I have a home I am trying to sell in UT. The guy doing the loan says he cannot get an investor to underwrite it. Here is the basic scenario. I am looking at all of these other scenarios and if they can be done, this one should be able to be done as well.

630 mid score
50% DTI Self employed 2 yrs annual tax return (averaged over two years)
Insurance Salesman
Purchase price is $160,000, I will do anything I can to help them buy the house

I have owned it for a little over 90 days so it is subject to two appraisals.

Anyone think they can get this done?

We can do FHA in Utah but at a 50% debt ratio we'd likely need to get an FHA Total Scorecard accept/approve on it.

The client has 5% to put down, preferably less, I am the seller and will do some type of down payment assistance program or whatever to get it done. The highest LTV the better
