Any advice on what to specifically search for at the county buildings to be able create your own "free" list of prospects? Can you get the same info on the county websites?

If you are looking for refis with a certain criteria, you can search by lenders who made these loans during a certain time frame.

I work with my Title Company; they provide lists to us for minimal costs anyway we want them; by zip, type of mortage, Subdivision, anything.

Go to local Register of Deeds.

Search mortgage records by time, lender, or whatever you feel works best.

Go through the list and seek ARM loans, usually noted by having at least 10 pages or more in the documents. (Fixed loans do not typically show the rate in the mortgage deed.)

Check around page 2 and see if the ARM Rider box is checked. If so, go towards the end until you find it. (Each lender uses different document formats, so the page number cannot automatically be known.)

Make a spreadsheet. Mark down the amount, Rate, first adjustment date and other details which tell you how much the rate and payment can increase to and max out at. What you want to know is the initial terms, the terms at first adjustment date, and the max terms.

Make a big ole list of names. You will get faster at it as you practice.

If calling, go thru the phone book and find numbers for as many as you can. After that, check them for the DNC list. Call whatever is left.

If mailing, make a nice marketing letter and mail to all names, including the ones on DNC or with no phone numbers.

Expect an immediate initial response of bad credit desperation. Expect a response of 2% overall and hope for as much as 5%.

Keep a list of each mailing and note the dates mailed.

Also keep a master list of all names to create your own large mailing database. Cross off any returned mail from your list of names... they ain't there anymore.

You may get disbelief from people who don't think they have an ARM loan. Printing the actual Rider and highlighting the facts is a nice touch.

Follow-up at your discretion.

Repeat.

[Doing this manually can be tedious, but is a very good way to start if you have no money. If you can afford a service fee, there are certain counties that allow internet access so you don't have to leave your computer. If you are too lazy or busy, then you will need to pay for ARM leads from others and have this work done for you.

My personal system is to pull leads on my PC for about one hour a day when I have time, so I don't get sick of it, monday thru thursday. On Friday I get them ready for mailing. If I am busy I pay one of my elves a dollar per lead and have them do it for me.]

Assassin and everyone else thank you, you have been extremely helpful. Not to get too too pushy but...do you create your own spread sheet for contact management or do you use software like act or microsoft's version?

Check out www.loantoolbox.com It has everything you need for contact management.

I have gone to rural counties--those with populations of 70,000 or less. I have looked solely for VA & FHA mortgages. VA mortgages have a rider with bold face print talking about assumptions. FHA mortgages have a case number box in the upper right hand corner of the first page. name, property address, lender, dollar amount, & date are preety much all I am looking for. I then have a works database I enter them into and I have a record of contacts. I have specific postcards for this purpose. They at least get glanced at on the way to the round file. Got a call this morning on one I sent out on Monday. Streamline refis are all I look for in this exercise. You can burn a lot of time for little return if you focus on ARMs--especially subprime ones.

I write my own software. Been doing it for 20 years.

I still use Excel. In my part of the country, I can get my county on-line. I have to do this at night so not to take up too much business time. Sometimes the ARM rider is at the end. Here it is very time consumning and out of 67 counties, I can only find 2 counties on line.

The filters here are very vague, can only filter out deeds, mortgages, foreclosures etc. Cannot weed out ARMS vs Fixed without going thru the documents one by one. I build up the list and send postcards once a month.

I have only started doing this a couple of months ago, so I don't have the "numbers game" statistics to be on my side yet.

This is what I normally do because I know the names of most former subprime companies that had those 2/28 and 3/27 mortgages. Are you just talking about building prospects for refis or a general list for marketing?

Many of those folks may be stuck, though. I have had some clients who have made their situations worse during the 2 or 3 year intro rate period. And with some lenders like Ameriquest or Aegis, you just know it is bad all the way through.

Angie...I am talking refi's and also a general marketing list. I am new but have been a contractor for the past 10 years so a huge contact base of builders which will be great when the building starts again at some point, I hope

Awesome deeds...good luck to you. Builders are great. I got signed up with my 1st one in Nov and I've had several referrals from them.
