I know of numerous sources for this loan but being after 5 I cant reach my guys....

Will a typical lender allow a build in for site improvements?


Basically buying it for 480k but it needs 20k in work done and the buyer wants that financed into the deal. Possible?

Kyle.... that's the difference between being hungry for our clients and knowing just punching a time clock like many people.... (nearly 9 pm here right now...).... anyway....

How much is the borrower planning to put down on this purchase? What would be the appraised value of the property right now? DSCR?

BTW... I LOVE your town.... on the desert playing golf at TPC (best scallops around in the restaurant there) - 100 degrees.... and an hour's drive later you can be in the gorgeous mountains and in the freaky town of sedona - 25 degrees cooler... LOVE it.... (no grass to cut there either!)

Thanks man...yeah its nice, I need to hit that course soon too.

He can do 20% down I believe, its an office condo warehouse, its only a few years old and completely functional, this client just wants to do some TI's including a bathroom and wants it all done on one loan with the purchase.
