Do you know of a lender for these two issues:
* DTI is 48.54% (at 6.25% rate estimate) * Cash on hand = $80,000 (literally cash in a safe in their apartment. Borrower does have bank account for paychecks)
The Full Scenario
* First time home buyer * Resident Alien
$200,000 Purchase Price Portland Oregon 98212
$60,000 Down Payment $140,000 Loan Amount 70% LTV Full Doc or Stated
DTI 48.54% One borrower 721 FICO 2.5 years stable full time employment $2,500 monthly

ok, can you tell me where exactly they live, when they will be away from their home.. and oh yah, what room is the safe in? lol. just kidding. wish I can help but we would need to source the money, at least 5% of it. must be perminant resident alien. DU must approve the DTI. |

Besides the cash on hand, they have family that would be willing to give them a gift for their down payment. Do you have any programs for first time home buyers who need to use gifted money for the down payment?
