Loan Parameters

Loan Size: $500k - $10M +

Property Types: All Commercial Properties Considered (Office, Retail,
Industrial, Mixed Use, Multi-Family)

LTV: Target: 65% Non-income producing properties
Up to75% on Income Producing, Stabilized Properties

Loan Term: 6-18 Months (No Prepayment Penalty after 6 Months)
Up to 36 months with renewals
Amortization: Interest Only

Interest Rates: 12-14 percent (floating over 30 Day LIBOR)

Origination Fee: 1-4 pts

Closing Time: 2-3 Weeks

Properties We Like to Finance:
· Office buildings,
· Apartment Buildings,
· Mixed-use, Shopping centers,
· Warehouses,
· Owner-occupied commercial facilities ,
· Auto repair/mechanic shops,
· Gas Stations/Car Wash (we value land and structure only),
· Industrial,
· Flagged and stabilized motels/hotels
